Checklist for Home Sellers: Before You Lock Up for the Last Time

Congratulations! You’ve made it to the finish line and have sold your home. The boxes are all packed, you’ve done a final cleaning and you’re ready for the move.

But before you close and the new owners move in, here’s a checklist for making the transition go smoothly for both you as well as the buyer.

1. Garage door openers. You should provide one opener per garage door and they should be in good working order.

2. Owner’s manuals and warranties. This is important to include for any appliance or system that is selling with the house.

3. All sets of house keys. Of course, you knew you would need to hand over the front door key, but go a step further and provide the buyers with a spare key. Also, if there is any locked storage or other things requiring a key that conveys, be sure to include those as well.

4. A list of local service providers. Help out your favorite business owners by providing a list of the best dry cleaner, yard service, plumber, handyman and other service providers for the area.

5. Code to any security alarms. Be sure you provide codes to anything requiring one, including the security system. If the service is going to continue, also provide a phone number for the monitoring service.  

6. Smart home device access. Reset any devices so they are ready for the new owner. Check with your device manufacturer if you don’t know how to go about wiping your usage data.

7. Numbers to the local utilities.  The buyer has probably arranged for utilities to be changed to their name, but this is till a nice gesture. Also, it leaves the new owners with all the phone numbers they will need, right at their fingertips, in case there is a problem once they move in.

8. Home owner’s association access. Emails and phone numbers for members of the condo board or home ownership association, if applicable.
